Meta Ads — Stretching a $10 Budget for a Solo Agent

The situation
Cathy Rojas is an independent realtor competing in Solano County against brokerages with marketing departments and five-figure ad budgets. When I took over her social media in July 2025 she had never run a paid campaign. The constraint was the whole problem: campaign budgets of $5 to $20, with no room to buy her way out of weak creative. Every dollar had to be earned by the post itself.
The approach
- Organic first, paid second. Money only went behind posts that had already earned attention unpaid — amplifying proven creative rather than testing on a paid budget.
- Objective matched to asset. Listing pages got traffic campaigns; neighborhood and story posts got profile-visit campaigns; price drops got messaging.
- Small, frequent flights. Twenty short $5–$20 campaigns instead of two big ones, so each result fed the next decision.
- Copy written for the feed, not the listing sheet. Hooks like “the chickens got to stay” — not the square footage.
The results — $268.64 total spend, 14 months
- $0.12 average cost per link click against a $1.15 real estate median — with eleven of twelve traffic campaigns under $0.26
- 7.7% link click-through rate on traffic campaigns, against a cross-industry average near 1.7%
- 27,644 impressions and 1,915 actions — link clicks, profile visits, and conversations
- Best single campaign: 929 clicks to one listing page for $81.35 — $0.09 per click, roughly one-thirteenth of the industry median
What didn’t work — and got cut
Messaging-objective campaigns cost $5.94 per conversation — roughly fifty times the cost of a link click — and I stopped running them. A giveaway drove cheap profile visits but attracted an audience with no buying intent; volume is not the same as fit. One narrow-audience listing came in at nine times the account’s average cost per click. Knowing when to cut a tactic is what made the rest of the numbers possible.
